This is the story of how an owner and two general contractors came together to build a medical office building and two parking garages for Dell Children’s Medical Center in Austin, Texas. Ascension Health’s planning, design, and construction team (Medxcel) partnered simultaneously with The Beck Group (Beck) to construct the core & shell and Lott Brothers (Lott) to complete the interior buildout. The Last Planner System® (LPS®) was utilized by both teams; however, detailed work execution plans were developed and executed very differently.The Dell Children’s Specialty Pavilion (Pavilion) is a four story, 161,600 square foot medical office building housing the Dell Children’s Pediatrics Centers of Excellence in cardiology, neurology and hematology/oncology. Two new parking garages were also constructed, providing over 1,200 spaces to support the needs of the new Pavilion and the Dell Children’s campus. Construction of all structures was completed in 14 months despite the pandemic and snowpocalypse 2021.LPS is Beck's primary method of producing and managing a construction schedule; Lott uses a takt production matrix as their primary work execution method. Even though both teams have successfully implemented both methods on past projects, there were many team members who were introduced to LPS and the matrix for the first time. These two practices were used interdependently to overcome scheduling conflicts, permitting delays, and scope realignment
