What does it look like when a project team fully commits to Lean engineering design from the very start? Look no further than Sutter Health’s clinic and surgery center in San Jose, California, the 2025 LCI Engineering Design Award winner.

By adopting an integrated form of agreement (IFOA), the teams at Sutter Health, Boulder Associates, Skanska, Southland Industries, Prime Electric, and Standard Drywall were able to plan prefabrication and modularization early in the design phase, standardize across all room types for consistency from construction through operations, and conduct a virtual punch list workflow during design.

The result? The 69,000-SF medical office tenant improvement was delivered three months ahead of schedule, with nearly $3M in cost savings, and zero lost time incidents.

The Pioneer Award is LCI’s highest honor, recognizing a firm or individual that has helped move the design and construction industry forward through the adoption and implementation of Lean tools and techniques.
