Texas Children’s Hospital recently opened its first hospital in central Texas, a $485M greenfield hospital campus for children and women in Austin. The four-building project was master planned, designed, permitted and constructed in less than 4 years, on time, under budget–all during COVID, supply chain interruptions, and high inflation. Furthermore, the team achieved its own Conditions of Satisfaction including, “to have fun” and “finish as friends.” The team credits much of the success to its early commitment to Lean, training, onboarding, and creating a culture of “One Team, One Goal.”
Procurement challenges during COVID-19 haunted the team from beginning to end, but thanks to the team’s culture and processes, construction of the campus was completed on time, in an impressive 31 months. Use of the Last Planner System® from the beginning held all team members (including the owner) accountable for providing information or deliverables.
For a hospital campus, the primary value is delivering quality healthcare. From a facilities perspective, design excellence is achieved through both function and form-and this project excelled in both. One executive from Texas Children’s Hospital stated, “In my 30-year career, this project achieved the best integration of design: from the campus master plan, the exterior aesthetic, the landscaping, interiors, engineering systems, wayfinding, and artwork.” This integration was achieved thanks to the team’s early and continuous commitment to applying Lean processes, including early Visioning and Conditions of Satisfaction, virtual Big Room meetings, weekly Last Planner® sessions beginning in design, and Target Value Delivery. The close integration of designers and estimators allowed the owner to make better-informed decisions throughout the project.
